NIE Number Spain: The Complete Guide for Foreign Property Buyers

5 min read

Before you can buy a property in Mallorca, open a Spanish bank account, or sign any legal contract, you need one essential document: the NIE number. This nine-digit identification number — Número de Identificación de Extranjero — is mandatory for all foreigners conducting financial and legal transactions in Spain. Whether you are a resident or non-resident buyer, you cannot complete a property purchase without it. In this guide, we explain exactly what a NIE number is, how to apply for one, how long it takes, and the most common mistakes to avoid.

What Is a NIE Number in Spain?

The NIE — Número de Identificación de Extranjero — is a unique tax identification number issued to all foreigners in Spain. It consists of a letter, seven digits, and a final check letter: for example, X-1234567-Z. The NIE is not a residency permit. It is simply your legal and fiscal identity in Spain. You need it to buy property, pay taxes, open a bank account, sign a mortgage, register a vehicle, or start a business in the country.

Why Do You Need a NIE Number to Buy Property in Mallorca?

In Spain, all property transactions must be registered with the tax authorities under the buyer’s identification number. For Spanish nationals, this is the DNI. For foreigners, it is the NIE. Without a NIE, the notary cannot formalise the sale, the property cannot be registered in your name at the Land Registry, and you cannot legally pay the associated purchase taxes — including transfer tax, stamp duty, or VAT on new-build properties. Your Spanish lawyer will tell you: the NIE is always the very first step.In Spain, all property transactions must be registered with the tax authorities under the buyer’s identification number. How to Apply for a NIE Number in Spain — Step by Step

Step 1: Book an Appointment. NIE numbers are issued at the Foreigner’s Office (Oficina de Extranjeros) or a National Police Station. In Mallorca, the main office is in Palma de Mallorca. Appointments must be booked online at the official Spanish government portal. Book as early as possible — slots fill up fast, especially in summer.

Step 2: Complete Form EX-15. Download and complete Form EX-15 (Solicitud de Número de Identificación de Extranjeros). This is the official NIE application form. Always download the current version — outdated forms are rejected.

Step 3: Prepare Your Documents. You will need: your original passport and a full photocopy of all pages, the completed Form EX-15, a justification letter explaining why you need the NIE, one passport-size photo, and the NIE fee payment receipt — Tasa 790 Código 012, approximately €9.84, paid at a designated bank.

Step 4: Attend Your Appointment. Bring all original documents and copies. The officer will review your application. You may receive your NIE number the same day or within a few days.

How Long Does It Take to Get a NIE Number?

At the Foreigner’s Office in Palma, processing is often completed within 1–2 working days when appointments are available and documents are in order. However, during peak season (June through September), appointment slots in Mallorca can be 4–6 weeks out. Start the NIE process as soon as you decide to move forward with a purchase — never wait until you have found a specific property.

Can You Apply for a NIE Number from Your Home Country?

Yes. If you cannot travel to Spain before beginning the buying process, you can apply through the Spanish Consulate in your country of residence. Processing times vary by consulate but typically take 2–4 weeks. Alternatively, your Spanish lawyer can apply on your behalf in Mallorca via a Power of Attorney — the most practical solution for most international buyers.

Can Your Lawyer Apply for the NIE on Your Behalf?

Yes — and this is the route most foreign buyers choose. By granting a Power of Attorney (Poder Notarial) to your Spanish lawyer, they can submit your NIE application at the Foreigner’s Office without you needing to be present in Spain. The PoA can be signed before a notary in your home country, apostilled, and sent to your lawyer. At Coast Projects, we regularly manage NIE applications on behalf of our clients as part of our full buying service.

NIE Number vs. TIE Card — What Is the Difference?

The NIE is your tax identification number — a number only, not a physical card. The TIE (Tarjeta de Identidad de Extranjero) is the physical residency card issued to EU and non-EU nationals who become legal residents in Spain. For purchasing property as a non-resident buyer, the NIE number alone is sufficient. Your NIE number is permanent — once issued, it never expires and stays with you for life in Spain.

Common Mistakes When Applying for a NIE Number

Not booking early enough is the most frequent error: slots fill up fast, particularly in Mallorca during summer. Arriving with incomplete documents — missing a photocopy, forgetting the fee payment slip, or omitting the justification letter — leads to rejection. Using an outdated version of Form EX-15 is another common problem; always download it fresh from the official government website. Some buyers try to rush contracts before their NIE is confirmed — your lawyer must coordinate the timeline so all documents are ready before any signing.

How Much Does a NIE Number Cost?

The official government fee is approximately €9.84 (Tasa 790 Código 012), paid at a designated bank before your appointment. If your lawyer applies on your behalf via Power of Attorney, budget an additional legal fee — typically €150 to €300 — plus the cost of notarising and apostilling the PoA in your home country.
